Lot Pipes or Common Property Pipes

Queensland draws one line through every unit block: your lot versus the shared property. A lot is your own unit or townhouse within a community titles scheme, and common property covers the remainder, which the body corporate maintains.

A pipe stays with you only when three things hold: it supplies just your lot, it runs wholly inside your lot's boundaries, and it avoids any structure on a boundary. Miss one test and the pipe counts as shared, so the body corporate carries it.

A boundary structure means any floor, wall or ceiling on the line between your lot and a neighbour's lot or the shared property, false ceilings excluded. Utility infrastructure means the pipes, sewers, drains and plant moving water, gas or drainage through the scheme, and the same split governs all of it.

Isolation Valves and Submeters

Start at the fixture that's leaking. Each fixture and appliance carries its own isolation valve, and shutting that one valve stops the water there while the rest of your home stays on.

One level up, each lot has a submeter. In the Urban Utilities area, a lot's submeter sits in an accessible spot, usually on common ground, well away from inside any unit.

Everything from the master meter out to the submeters, the fittings around each submeter down to its isolation valves, and any enclosure stay with the body corporate or the building owner.

A valve beyond your own lot is never yours to touch. Leave shared shut-offs and common-area gear to the body corporate.

Shower Trays, Hoses and Water Heaters

Three leaks reach the unit below more often than any other, and each has a different owner:

  1. A shower tray

stays with the lot owner or occupier, even when the tray sits beyond your lot's own walls. Our leaking shower repairs page covers what the water does once it's through.

  2. A flexi hose

behind a toilet or basin is lot plumbing, and a split braid can pour through a slab before anyone finds the stop valve. Flexi hose replacement is a job we do most weeks.

  3. A water heater

feeding a single lot is yours to maintain as the owner or occupier, wherever it lives. A pipe carried inside a boundary structure, though, is shared property, and the body corporate maintains that one.

Isolate first in every case: close the valve at the fixture, then call (07) 3523 7172.

Apartments Compared With Townhouses

Apartment blocks and townhouse estates test their pipes differently, because each sits on a different plan type. In a block of units, a pipe crossing a dividing wall, floor or ceiling belongs to the body corporate. A pipe feeding one lot only, inside an interior wall within that lot, stays with the owner.

Across a townhouse estate, supply lines matter more than walls. A water main serving several lots is body corporate work, while a line inside one lot's boundary feeding only that lot is the owner's.

The plan your scheme sits on decides which test applies, so we ask about it first when a unit call comes in.

Old Cottages and New Infill

Albion packs about 3338 residents into each square kilometre on the 2025 area-level estimate, and 74.1 per cent of its homes were flats or apartments at the last census. One leaking pipe in a block like that worries three households before anyone opens a cupboard.

The hot water systems here span every age, from corroded base-leak tanks in the pre-1940 cottages to infill units only now leaving warranty. A heater feeding one lot can be a planned swap or a weekend emergency, and the age usually tells you which.

If a damp patch has you guessing, leak detection pinpoints it before any tiles come off. Water hammer is the other shared-wall trouble: the banging travels through the structure and gets blamed on the wrong unit.

Unit and Townhouse Plumbing Questions

Call (07) 3523 7172

Who fixes a burst pipe inside my unit wall?

It depends on where the pipe runs. A pipe within a boundary wall, floor or ceiling is the body corporate's to maintain. A pipe serving one lot only, in an internal wall of that lot, falls to you as the owner.

Who maintains the shower tray if it leaks downstairs?

You do. The shower tray belongs to the lot, not the scheme, even if it sits outside your lot. Shut the shower's isolation valve and call (07) 3523 7172 before the ceiling downstairs gives way.

Where is the water shut-off in my Albion unit?

Start at the fixture: each one has its own isolation valve. Beyond that, Urban Utilities puts a lot's submeter in a spot people can reach, usually a common area, never inside the unit itself.

Can I call my own plumber for a leak in my unit?

Yes, for any pipe that is yours to maintain. Pipes on shared land are the body corporate's, and the plan plus the three-part test settle which side you are on. A licensed plumber does the work either way.

Is the water meter for an Albion unit inside the unit?

No, a submeter never sits inside a unit or apartment. Urban Utilities requires it somewhere accessible, normally on common ground, and every new strata subdivided building has needed one since 1 January 2008.
