How Tap Type Decides the Repair
A washer tap seals with a rubber washer pressed onto a valve seat, while a mixer shuts off on a ceramic disc cartridge. Knowing which one sits under your hand tells you what the repair involves.
Washer taps
Older taps have separate hot and cold handles, and each handle turns several times. The spindle inside carries a jumper valve, the small part that drops the washer onto the seat to stop the flow.
Mixer taps
A mixer runs hot and cold through one lever, usually with a quarter turn. When its cartridge wears out, the whole cartridge comes out and a new one goes in.
Cartridges are not universal. The replacement needs to be the model made for your tap, because sizes and fittings differ between makes.
A stiff or gritty handle is its own clue: that points to a worn cartridge or spindle even when the tap still seals.

Still Dripping After You Turn It Off
A drip that keeps coming from the spout with the tap fully closed tells you the sealing part has given up. Where the water shows up narrows the fault down:
From the spout
the washer or seat in a washer tap, or the cartridge in a mixer.
Around the handle
the O-ring or spindle seal, which lets water past while the tap runs.
At the base or under the bench
perished O-rings, a loose fitting beneath the basin, or a cracked body.
Shutting off the water comes first. A fixture with its own isolation valve under the sink closes in a second, no matter what else is running.
Taps without one need the meter's stop tap, turned clockwise, after checking that no appliance, the hot water system included, depends on the supply you are about to cut.
A slow drip is not harmless either. One fitting left dripping wastes thousands of litres over time, and a mixer weeping under the bench eventually reaches the cupboard floor or the flat below. Those follow-on costs are why we treat tap leaks and toilet repairs as worth fixing early, not eventually.

Who May Repair a Tap in Queensland
The QBCC allows anyone with the appropriate knowledge and level of skill to replace a tap's jumper valve and washer, provided the work still meets the standards. Everything else on a tap belongs to a licensed plumber, and the QBCC guide names replacing a whole tap as its own example of work beyond that home-owner list.
The rules then sort the licensed work into categories:
- Tap repairs and cartridge swaps are minor work: a licensee does them, no permit applies and nothing is lodged.
- Replacing a tap outright is licensed work in its own right, as that QBCC example shows.
- No tap repair counts as DIY once the job moves past the washer and jumper valve.
Rentals follow a separate path. A dripping tap is not an emergency repair under the Act, so the job counts as routine. The owner or manager then has to arrange the repair within a reasonable time after you report it.
A Notice to remedy breach gives the owner or manager at least seven days to act. That is worth knowing if you are a tenant watching a bathroom sink fill overnight.

When an Old Tap Is Past Repair in Albion
Four things set the price of a tap repair: the tap type, the part, seat or body damage, and how easily the water can be isolated. We put the figure in a fixed quote after inspecting the job, so nothing moves later without your go-ahead.
Repair stops being the answer in three cases: a body cracked or heavily corroded, a valve seat worn too far, or a leak that carries on after new washers or cartridges went in. At that point replacing the tap is the sensible path.
The local stock splits both ways. Building approvals logged 109 new dwellings across the wider census area in 2021-22 alone, and those infill units run mixers that are mostly still young, so their calls tend to be cartridge and O-ring jobs.
The pre-1940 cottages are the opposite. Decades-old washer taps, sometimes fed through galvanised pipe, arrive with seats worn past saving and fittings that have given up altogether.

Tap Questions From Around Albion
Call (07) 3523 7172How do I stop my tap from dripping?
You find the failed part first: a washer or worn seat in a compression tap, a cartridge in a mixer. The QBCC treats a tap's jumper valve and its washer as the only tap job you may do yourself, given the knowledge and skill. A licensed plumber handles everything else.
Why is my mixer tap leaking around the base?
Water pooling at the base of a mixer usually comes from perished O-rings, a fitting beneath the bench that has worked loose, or a crack through the body. We isolate the supply, strip the tap and work out which of the three is to blame before quoting.
Does a tap repair need a permit or a Form 4?
No. Tap repairs sit in the minor work category, so a QBCC licensee carries them out with no permit and nothing lodged. Unregulated work, such as a washer swap done by a capable home owner in Albion, needs no approval either.
What does it cost to fix a leaking tap in Albion?
The price depends on the tap type, the part, any seat or body damage, how easily we can isolate the water and how many taps you want done. We quote the figure in writing after inspecting the job on site.
Will turning the tap off harder stop the drip?
No, forcing a tap shut wears the washer and the seat down faster. The failed part needs replacing instead. Caught early, the fix often saves the seat, so the fitting survives too.
If the drip turns out to be the cistern instead of the spout, our toilet installation and repair pages cover that side of the room.
